Exactly What To Say To Sellers & Buyers To Follow Up

SELLERS: Here's exactly what to say and do to properly and effectively follow up with seller leads.

This is the framework of the follow up script: "I'd love it if you could tell me more about [THE UPGRADES THEY'VE DONE] so that I can [GIVE YOU A HUGE BENEFIT].  It's currently [date and time] and I'm going to [tell them what's happening next].

When you put it together, the script would sound something like this: "Hi [LEAD NAME], I'm [YOUR NAME].  Thank you for providing those details.  I have a quick question and am hoping you can help... I'd love it if you could tell me more about [upgrades - THE KITCHEN RENOVATION YOU'VE DONE] so that I can [benefit - TELL YOU HOW MUCH MORE I CAN GET YOU FOR YOUR PROPERTY].  It's currently about 3pm on Friday the 8th and I'm going to give you a call in about an hour so we can talk about all this."

Ideally, you will deliver this message via a video text to introduce yourself.  Please see the second half of the video below to learn more about the strategy of why this works so well.

When you send the video text, our system will pre-populate your text message with the following content:  "I recorded a quick video for you.  Click to play. [video link]". 

Although not mandatory, it is a very good idea to add one additional line to help the lead understand more about why you're contacting them.  That line is "Let's discuss your home renovations to see how much more you can get". 

So when you put it all together, the complete message you're sending the lead is "Let's discuss your home renovations to see how much more you can get.  I recorded a quick video for you. Click to play.[video link]". 

This is not a mandatory thing, and does take a few extra seconds to manually type that extra part out, yet it can help the lead read more about why you'd like to talk and what's in it for them, in case they don't watch the video.
